Situation
Sander’s Prairie expressed interest in replacing the roof and shingles on 19 buildings. Len Roofing had previously partnered with their homeowners association to repair downspouts and submitted a bid to replace roofs for all buildings.
After submitting a bid, we met with the Sander’s Prairie homeowners’ association board members via Zoom to discuss specifications and make modifications to the bid. During these meetings, we drafted a rigorous plan detailing the scope of the work. Sander’s Prairie had an on-site construction manager, who provided valuable insight to guide the project proposal. We also developed a communication plan to mitigate any confusion prior to beginning the work. Len Roofing would communicate only with Sander’s Prairie homeowner’s association board members. Homeowners were instructed to direct any specific queries to the board.
Challenge
The biggest challenge of the project was its size. The homeowners association requested a warranty for the new roofs, so we needed to order all roofing material from one supplier. Thus, we needed to use specific roofing materials that were compatible with a warranty.
We had to stay organized and maintain clear communication with the homeowner’s association, and once we had created the action plan in conjunction with the proposal, we were ready to begin executing the project.
Solution
Within six weeks, Len Roofing installed roofing material on 19 buildings in Sander’s Prairie. A few days prior to replacing each roof, we posted a note on homeowners’ doors, informing them of the work and asking them to keep their cars out of the garage. This allowed our team to place a dumpster in the homeowner’s driveway and increase efficiency while removing the old roof.
There were no material shipment delays or challenges with homeowners. We were able to order all roofing material from the same supplier, addressing the HOA board’s request for a warranty. To keep Sander’s Prairie streets clean, all roofing materials were delivered and placed directly onto each roof, rather than placing material on the ground. When homeowners had questions, they directed them to the HOA board, per our communication plan. This allowed Len Roofing to efficiently replace the roofing and allow homeowners to keep up with their daily lives.
Outcome
The Sander’s Prairie HOA was happy that this project was quickly completed. The strategic plan generated prior to beginning the work provided a clear vision and timeline for the project. Homeowners were appreciative that roofing material was not placed on the ground, reducing disturbance and unsightly objects in the neighborhood. This project went smoothly with minimal disturbances for homeowners, marking another successful large-scale project.
