Situation
Golf Villas, a homeowners association, has 22 buildings. The association board was looking to change the vinyl siding on all homes within the neighborhood.
Since this was a large project, Len Roofing visited Golf Villas to see their current products and learn more about their project requirements before preparing a bid. They provided preferences for siding materials, gutters, and capping, among other products. Six weeks after we submitted a bid for this job, we learned that Golf Villas selected Len Roofing to replace the vinyl siding on all Golf Villa homes.
Challenge
Collaborating with a homeowner’s association for a large project like this introduces unique logistical challenges.
We drafted an action plan, indicating where materials would be stored, which buildings we would work on each day, and how our work would result in minimal disruption to the homeowners.
The biggest challenge was ensuring clear communication between Len Roofing, the homeowner’s association board, and the homeowners themselves. The executive board is typically our liaison with individual homeowners. At times, individual homeowners asked us to extend the scope of our work on their specific home. We needed approval from the homeowner’s association board to ensure that a modified scope and timeline were acceptable.
Solution
Over the course of five months, Len Roofing coordinated and executed this siding project for Golf Villa homes.
Initially, the project began smoothly. Materials arrived promptly, and the execution was going well.
Unfortunately, we found wood that needed to be replaced behind the walls in a few homes. This delayed our timeline, but we were committed to doing this project to the best of our ability. We were able to replace the wood and get back on track.
As we continued the project, the Golf Villas association expressed that they were happy with our work quality. They asked to expand the project scope to include balconies for each building. This addition required a change order and material acquisition, along with rescheduling some activities.
The balcony addition brought its own challenges. We discovered insulation in the balcony ceilings, even though outdoor spaces typically aren’t insulated. While working, insulation fell from the ceiling onto the sidewalk, raising questions from homeowners. The homeowners wanted to be engaged in the construction process and asked questions about our reasoning for working on the balconies and removing insulation.
We were able to successfully complete the project, providing new vinyl siding and balconies for all Golf Villa homes.
Outcome
The Golf Villas homeowner’s association was pleased with the caliber of our team’s work throughout the project.
Since this was one of our first homeowner association projects with a large neighborhood, we noted which aspects of the project went very smoothly, and opportunities for improvement. Len Roofing is now more prepared to tackle an extensive project like this, requiring stellar organization, communication, and efficiency with our internal team, and with our client.
